Selling a home can be a once-in-a-lifetime experience or something you do every few years. But no matter how experienced you become with the selling process, local market conditions will always influence how long it takes to sell your home and what price you'll get for it.
I can suggest a list price based on a CMA (Comparable Market Analysis), but the decision is ultimately yours to make. Keep in mind, the home will be subject to appraisal prior to loan approval for the buyer. An appraisal for the sale of a home may be much higher or lower than the appraisal done for tax purposes.
Overpriced homes usually do not sell. The longer they are on the market, the greater the buyer resistance. They become "shopworn."

- Host Open Houses
- Screen and show the home to prospective buyers
- Create informative flyers to be placed in a box on your "For Sale" sign and colorful brochures are created and placed inside the home; both using interior and exterior pictures of your home.
- Monthly reports are sent to each listing client. Included is a Showings Report with the showing agents name, date and comments if possible with copies of ads run on your home during the month.
- Professional representation for you in negotiations with the buyer and the buyer's agent.
- Coordinate appraisals and inspections
- Coordinate the closing process to include current mortgage payoff and deed preparation.
- Accompany you to closing and review all figures and documentation for accuracy.
- Available after closing to assist you with any unresolved or unforeseen problems.
