Selling a home can be a once-in-a-lifetime experience or something you do every few years. But no matter how experienced you become with the selling process, local market conditions will always influence how long it takes to sell your home and what price you'll get for it.

I can suggest a list price based on a CMA (Comparable Market Analysis), but the decision is ultimately yours to make. Keep in mind, the home will be subject to appraisal prior to loan approval for the buyer. An appraisal for the sale of a home may be much higher or lower than the appraisal done for tax purposes.

Overpriced homes usually do not sell. The longer they are on the market, the greater the buyer resistance. They become "shopworn."
